Geographic Locations: City of Toronto, GTA, York Region, Waterloo Region, Muskoka, Ottawa, Montreal, or Vancouver, BC.
Prefer site area abt 200 ac, with large clubhouse able to host & accomodate larger events.
Stabilized operations with a cap rate > 10%.
OR value-add golf properties with low net income, but price would then need to reflect the lack of adequate income.
>> Not interested in discussing "development potential." Prospective Buyer is interested in purchasing land + the golf course business.
No premium will be considered for future development potential that may never occur.
If you have a golf course to dispose of meeting the above criteria, then we could discuss.

You can search google for "kpi's (key performance indicators) for golf courses." If Seller can provide those metrics, then even more helpful, as more detailed & specific info will result in a higher Offer by our Buyer.
Seller's software probably has a dashboard tracking these metrics yr to yr for benchmarking purposes too.
