Know Our Pledge

If you are not making money every three months or at the very least triggering leads to do business give us a call, make an appointment and give us a chance to assist. We find in almost 100% of all cases there are things that are missed and . . . they can easily be fixed. Not having the ICIWorld Widgets on your website for instance, and more, there is a solution for virtually all cases. It can take as little as a few minutes to identify opportunities to fix things and presto it is like turning on a light bulb, all of a sudden things can start to work for you if they have not already. Most times we find people have simply been so busy they have overlooked some important items.

Placing Haves and Wants

We recommend everyone have a minimum of fifteen Haves and Wants. This is because you are not restricted to having just real estate board listings, you can work exclusive real estate information but it must be done in compliance with your real estate licensing body.

Learn how to work exclusive information in one of our educational YouTube videos located on the ICIWorld YouTube Educational Channel. These videos are not exciting like Dancing With The Stars or watching a playoff sports game, but they are money making ideas, information services, real estate concepts that have been working for years making money for those who have taken the time to learn.  They are a culmination of working on the Internet with brokers for over 20 years all summarized into 90 minute to 120 minute videos.

Some brokers have now made over $1,000,000 and hundreds over $50,000.

See the testimonials of members doing deals with exclusive real estate information not on real estate boards. And today there are even more opportunities prevalent in residential real estate as well as commercial. The good news is you can do both, ie: exclusive and signed real estate board listings, and . . . referrals. If you have the ICIWorld Widgets of listings on your website, the listings trigger leads. If you are not getting leads, everyone agrees it has to be that you are getting little or no traffic to your website. Have you ever promoted your website? Subject Line Help: Please remember the 4 ingredients to be included in the subject line: (1) Location (2) Type (3) Price and/or Size (4) Sizzle and generally in the same order. For Wants, you must type the word Wanted at the beginning of the subject line. Maximum 160 characters.

  • It is the subject line help that is circulated to 20,000 people daily in EMails.
  • It is the subject line that line that triggers interest for people to read the body of your message, or pick up the phone and call someone for more information.
  • However, nothing is worse than people having to click on a computer and wait only to find out it is not the price range or location or type of property they can possibly be interested in.
  • Some have reported they get into a deal within four calls because when you think about it, people have just qualified themselves when they call you.
  • The difference in a great subject line is the difference between making money or no money.
  • Contact information is not allowed in the subject line. The listings are displayed on other brokers web sites.  Other brokers’ listings are displayed on your web site. EMail addresses, addresses of listings, web sites, phone numbers are not allowed in the subject line.  They are included in the body of your listing of course because the listings displayed on ICIWorld web sites are designed to be read by the public so they can call you. The subject lines are displayed on other broker web sites and are designed to get you more market exposure for your listings. But for other brokers to display your listings, it would not be appropriate to place addresses in the subject lines.

To Place A Want

  • Follow the guideline of the four ingredients in the subject line.
  • You must place the word Wanted at the beginning of the subject line. You do not have to place the word Have for Haves because everything on the service is a Have, but for wants you must place the word Wanted at the beginning
  • For location you must use a geographic limitation usually by city.  How far east, west, north and south by city.  1-2 hours is not acceptable, GTA is not acceptable. This is because it means too many different things to different people. ie: is it Mississauga to Toronto, or Burlington to Toronto to Oshawa, or London to Toronto to Belleville, N. to Barrie, Niagara Region, or Windsor to Toronto to Ottawa, N. to Sudbury, etc.
  • type of property
  • price range. It is not wrong if you spell it out, $1,000,000 – $1,500,000 however we use $1M-$1.5M or $500K-$750K
  • Price: When entering a price you need all the zeros in the price field.  These are searchable fields.  However in the subject line we use short forms like $3.2M so that you have more space to place information that may trigger someone to contact you.
  • sizzle for a buyer is what is so good about your buyer over any other buyer in the marketplace. Do they have cash, are they qualified, can they act quickly, can they close in 30-90 days or 30-180 days.
  • in the body choose Want, choose multiple cities. Hold the control key down and select and deselect using your left mouse button. On a Mac choose the Command key and click with your mouse to select or deselect.
  • If you miss one city by missing one click you can miss making $50,000.
  • fill in the type, copy the location from the subject line and place it in the location field, put in the minimum price in the price field, put in the maximum price in the maximum price field, not in the same field as price. Copy the subject line and place it in comments, (equity, yield then comments) a big box half way down the page.
  • at the bottom of the page, there is a question, will you allow your listing to be displayed on other brokers websites, we always recommend yes. That way it will instantly appear on 1,500+ other brokers websites instantly, each of which has traffic with people interested in real estate.
  • always check your listings, click on Latest World Commercial or Residential on the left. Click on the message number and check your listings.
  • click on My Listings on the left to modify or delete your listings.
  • we recommend you modify your listings every 31-60 days and never let them go longer than 90 days old. Listings older than 90 days old are not displayed on the ICIWorld Apps worldwide. If you modify a listing before 30 days, the listing is not emailed out to the industry.

To Place a Have

  • Follow the guideline of the four ingredients in the subject line.
  • For location we do not mean the exact address, only a general location.
  • When you work exclusive information or even for an MLS listing, we recommend you trigger a call first, identify the person during the term of your listing or identify people first.  Otherwise people can go direct to the owner, they can out wait your listing and you never knew who they were, the owner says later I sold it myself.
  • SIZZLE: For properties for sale, ask yourself, what is so good about this property, over the many other properties out there in the same price range?  Usually the first things that you can think of, you should add this to the subject line. This could be busy location, a good cap rate, fully occupied, upside potential, etc. In the case of Wants, ask yourself, what is so good about this buyer over all the other buyers out there in the marketplace?  Can act quickly, cash, etc.? Read other ads to get ideas.
  • Only choose the location in which your property is located in. It is considered like spam if people search a city only to find out the property is not their but in another city.
  • Only choose the business category that applies. Do not choose residential estates, single family homes if it is a piece of land to build a shopping center.

  • make sure you fill in the price because the majority of people sort by price and they can miss your listing.
  • copy and paste the subject line into the comments area.
  • we recommend you place enough information to trigger a lead.
  • learn how to use the Internet links box.  Do not paste information in the links box, rather use the Internet link helper to make the link into a clickable link. Otherwise people have to copy and paste information to see your link and the chances of them doing that are reduced. Links to the listing on your website can be placed. Links to help sell the locations of your property namely the city are very useful. You can even have a photo appear in your ad. Make an appointment to learn how to do this.
  • Control at the bottom of the page. Make a choice. If it is a friend of yours or family member, choose regular client, or exclusive. The most important thing to know is that you are not restricted to making money with just a real estate board listing. You can make money by helping people by networking information in a competent fashion industry wide, world wide, by not identifying the property. This is a networking information service to explore real estate opportunities.
  • Will you allow your listings to be advertised on other brokers websites, yes or no.  We recommend yes because your listing, Have or Want will instantly appear on 1,500+ other brokers websites. All real estate brokers and salespersons are learning how to promote their websites so that eventually everyone looking to buy or sell real estate will eventually visit a real estate brokers or salespersons website and see your listing.

Do not type in all capital letters. It is better and more professional to use upper and lower case letters.  Capital letters are like screen blare, like someone yelling at you and in some cases like begging.

Courtesy Note: When entering listings, please only select the Business Area(s) and Business Category(s) that are relevant for your listing. Otherwise it is like spamming. Your listing MUST BE RELEVANT TO THE BUSINESS AREA in which your property is located AND BUSINESS CATEGORY.  ie: if it is a commercial site choose Sites Commercial/Industrial not Business Opportunities, etc.
